2.3 Project Capacity

R&S General Construction typically takes on 2-3 projects at a time to ensure quality and personalized attention. Project acceptance is at our sole discretion based on our current workload and project fit.

3. ESTIMATES AND QUOTES

3.1 Free Estimates

R&S General Construction provides free, no-obligation estimates for prospective projects. Estimates are provided in good faith based on information available at the time of assessment.

3.2 Estimate Validity

Written estimates are valid for 30 days from the date of issuance. After 30 days, material costs, labor rates, or other factors may change, requiring a revised estimate.

3.3 Estimate Accuracy

While we strive for accuracy, estimates are approximations based on:

  • Visual inspection of the property
  • Information provided by the customer
  • Current market pricing for materials and labor
  • Assumptions about existing conditions

Important: Final costs may differ from estimates due to unforeseen conditions discovered during construction, customer-requested changes, or price fluctuations in materials. Any significant cost changes will be communicated and approved by the customer before proceeding.

3.4 Binding Contracts

An estimate becomes a binding contract only when:

  • A formal written contract is signed by both parties
  • The agreed-upon deposit is received
  • A project start date is confirmed

4. PAYMENT TERMS

4.1 Payment Structure

Payment for projects is typically structured as follows:

  • Deposit: 30-50% due upon contract signing to secure project scheduling and initial material purchases
  • Progress Payments: Payments tied to project milestones (e.g., demolition complete, rough-in complete, final installation)
  • Final Payment: Due upon project completion and customer approval

Specific payment schedules will be outlined in your individual project contract.

4.2 Accepted Payment Methods

We accept the following payment methods:

  • Check (made payable to R&S General Construction Inc.)
  • Bank transfer / ACH
  • Credit/Debit cards (processing fees may apply)
  • Cash (for amounts under $1,000 only)

4.3 Late Payments

Payments not received within 10 days of the due date are considered late. Late payments may result in:

  • Work stoppage until payment is received
  • Late fees of 1.5% per month (18% annually) on overdue balances
  • Withholding of final project materials or completion
  • Termination of contract and filing of mechanics lien (for significant non-payment)

4.4 Disputed Charges

If you dispute any charges, you must notify us in writing within 10 days of receiving the invoice. We will work with you to resolve the dispute in good faith. Undisputed portions of invoices remain due and payable.

5. PROJECT TIMELINE AND SCHEDULING

5.1 Estimated Timelines

Project timelines provided are estimates based on typical project conditions. Actual completion dates may vary due to:

  • Permit approval delays
  • Weather conditions
  • Material delivery delays
  • Discovery of unforeseen conditions (e.g., structural issues, code violations)
  • Customer-requested changes
  • Subcontractor availability

5.2 Project Delays

R&S General Construction will make reasonable efforts to complete projects within estimated timelines. We are not liable for delays caused by circumstances beyond our reasonable control.

We will communicate promptly about any anticipated delays and work with you to minimize impact.

5.3 Access to Property

Customers must provide reasonable access to the work site during normal business hours (Monday-Friday, 8:00 AM - 5:00 PM, and Saturday 8:00 AM - 1:00 PM as needed). Restricted access may delay project completion.

6. CHANGES AND MODIFICATIONS

6.1 Change Orders

Any changes to the original scope of work require a written change order signed by both parties. Change orders may affect:

  • Project cost (additional materials, labor, permits)
  • Project timeline
  • Payment schedule

6.2 Customer-Requested Changes

Customers may request changes at any time, but changes made after work has begun may result in:

  • Additional costs for wasted materials or rework
  • Project delays
  • Restocking fees for returned materials

We will provide a cost and timeline estimate for requested changes before proceeding.

6.3 Unforeseen Conditions

If we discover conditions during construction that were not apparent during the estimate (e.g., hidden water damage, structural issues, code violations), we will:

  • Stop work on the affected area
  • Notify you immediately
  • Provide options and cost estimates for addressing the issue
  • Await your written approval before proceeding

  • Securing or removing high-value items from work areas
  • Insuring their property and belongings
  • Notifying us of any fragile or valuable fixtures that require special care

9. WARRANTIES AND GUARANTEES

R&S General Construction warrants that all work will be performed in a professional and workmanlike manner in accordance with industry standards. We provide a 1-year warranty on our workmanship from the date of project completion.
